西宁市盐湖小区4号商住楼纠倾扶正

[摘要]伴随着城市建筑病害的日益增长,高层建筑物纠倾对现有的纠倾技术不断提出新的挑战。本文以西宁市盐湖小区4号高层商住楼纠倾加固工程为出发点, 分析了其倾斜原因,因地制宜的提出了“以开挖巷道为先导,以截桩迫降为主,锚索加压调控为辅”的组合纠倾方案。将预应力锚索技术巧妙应用到高层建筑物纠倾加固工程领域,极大地提高了纠倾过程中的人为可控性与纠倾精度;面对泥岩地基上桩基础纠倾的难题,创造性的采用间隔钻孔截桩法,使基桩的脆性破坏变为渐进破坏,避免了“突沉”现象的发生;仅用了2个月时间,即使百米高楼 “改斜归正”,纠倾加固后的大楼倾斜率仅有0.42‰,远小于相关规范规定的2.0‰的允许标准,达到了高精度纠倾的目的。

Abstract: With the growing urban architecture diseases, the rectification of high-rise building is a challenge to existing technology.This paper is based on the rectification project of No.4 commercial and residential building in Salt-lake subdistrict. Through analyses of the tilt causes, a combination rectification program are proposed --"excavating adit as a guide, pile cutting as a mainly measure with ground anchor loading assisted. ". Prestressed ground anchor technology skillfully applied to high-rise buildings rectification and reinforcement greatly improves the human controllable ability and elevates the accuracy; Facing the difficult issues of pile foundation on mudstone, creatively, cutting pile resorts to interval drilled, so that the process of pile ruined changes from a brittle failure to a progressive failure, avoided a "sudden sink" phenomenon; In just 2 months time, the high-rise building more than one hundred meters is successfully rectified, whose tilt rate is only 0.42 ‰, much less than the relevant specification of the allowable standard 2.0 ‰, reached a  high-precision rectification purpose.
